Longford and Bell Court Major Works
Country:
United Kingdom of Great Britain and Northern IrelandSector:
Construction workDeadline:
20 Jul 2026AI Summary
Longford Court and Bell Court, two residential buildings situated in the UKI71 region, are the focus of a comprehensive refurbishment programme. The works will convert Longford Court, a sixteen‑storey high‑rise block, and Bell Court, a four‑to‑five‑storey medium‑rise complex, into modern, safe, and sustainable dwellings. The scope encompasses major structural, mechanical, and finish elements, as well as fire‑safety and environmental upgrades across both properties.
The project will replace roofing systems, balustrades, upstands, and gulleys on Longford Court, and execute full replacement of external windows and balcony doors on both sites. All bathrooms, kitchens, and associated services will be redone to Barnet Homes specifications, with new ventilation and air‑quality monitoring systems installed. Structural surveys of balconies and façades will inform tailored remedial actions, while new heating risers, drainage pipelines, and water mains will be introduced to unlock future central plant potential. Bell Court’s programme likewise addresses balcony, staircase, and canopy repairs, balances fire‑compartmentation, resurfacing of handrails, and the replacement of entrance and staircase doors, ensuring compliance with contemporary fire safety norms.
All works must meet Barnet Homes specifications and relevant UK fire‑safety, ventilation, and structural standards.
