Responsive Repairs and Voids Sub Contractors

First Choice Homes Oldham, a registered not‑for‑profit provider of social housing, manages over 11,500 properties across the Borough of Oldham. The organisation seeks to reinforce its in‑house maintenance and repairs teams by appointing external sub‑contractors through a Dynamic Purchasing System. This procurement covers a wide array of responsive and voids works, including re‑lets, kitchen and bathroom installations, complete rewiring, floor and wall specialist services, decorative finishes, plastering, damp and timber infestation treatment, electrical works, groundworks, fencing, landscaping, and windows and door installation. Each of these categories is offered as a separate lot, allowing the organisation to allocate workstreams efficiently while maintaining high standards of service delivery across its portfolio.

The tender invites contractors capable of handling the full spectrum of repair and refurbishment tasks required for both responsive maintenance and void property management. Specific workstreams include the refurbishment of vacant units through decorative and plastering services, the execution of groundworks and landscaping for void sites, the provision of specialist flooring solutions, and the supply and installation of UPVC or composite windows and doors. Responsive services extend to general building repairs, glazing, roofing, scaffolding, and level‑access shower room installations, as well as specialized electrical and metal fabrication work. All contractors engaged under this system must be able to mobilise efficiently and meet the demands of the organisation’s extensive portfolio, ensuring timely completion of both planned investment and emergency repair projects.

Every contractor winning deliverable must carry out rewires and the installation of OSB and OSK components.

First Choice Homes Oldham (FCHO) is a not for profit registered provider of social housing. FCHO has responsibility for managing, maintaining and improving its housing stock and the wider neighbourhood environment for customers to over 11,500 properties around the Borough of Oldham.
FCHO undertakes the full range of repairs and maintenance services using in-house teams with directly employed staff.
FCHOs Property Care Service delivers repairs and maintenance work including small volumes of planned investment work. The Property Care Service utilises a range of sub-contractors to support delivery of these services, including to carry out specialist work and to assist with managing demand and capacity.
FCHO are looking to appoint contractors to a Dynamic Purchasing System to provide support to the in-house maintenance and repairs teams covering a number of workstreams for both Responsive Repairs and Void Repairs and which also includes complete rewiring, kitchen and bathroom installs.
