24 Jul 2026Lift Modernisation Works - 2026 to 2036
Southern Housing is procuring four separate contracts for lift modernisation works, covering four distinct batches of lift installation and refurbishment across its portfolio. Each contract, awarded to a single qualified contractor, will span an initial five‑year term with the option to extend for an additional five years, providing a maximum total period of ten years of service. The scope of work includes the complete overhaul of lift systems to enhance safety, reliability, and resident convenience, while ensuring that all interventions are delivered within established budgets and timeframes.
Bidder capability must encompass a full spectrum of responsibilities, including ongoing liaison with residents to coordinate the programme of works and to implement temporary access solutions such as stairlifts where needed. The successful contractor will also assume the legal responsibilities of Principal Designer and Principal Contractor under both the Construction (Design and Management) Regulations and the Building Safety Act, guaranteeing compliance with current and emerging regulatory frameworks. Deliverables are assessed against four key performance indicators: lift availability during programme periods, completion rates, defects identified at witness testing, and timely submission of a comprehensive health and safety file.
The procurement prioritises a high‑quality customer experience through the use of technology, including remote monitoring of lift systems, and a standardised delivery approach designed to streamline payment processes and contractual oversight. Contractors will be evaluated on price, quality, and the ability to meet the outlined performance metrics and contractual obligations, with the most advantageous tender ultimately selected. All submissions must meet the stated CDM, Building Safety Act, and remote monitoring standards.

27 Jul 2026HBC NB Hastings Leisure Management Services (ESPH749)
Hastings Borough Council is seeking a specialist partner to assume leasehold management of three key community assets – Summerfields Leisure Centre, the Falaise Gym and White Rock Gardens – under a ten‑year contract with the possibility of two additional five‑year extensions. The engagement is designed to rebuild the leisure portfolio of Hastings, augmenting the quality and scope of badminton, padel, tennis and general fitness offerings, and to enhance accessibility, modernity and environmental performance across the sites.
